A different way to see opportunity.

Real neighborhoods. Real questions.

Learn to notice what others drive past.

Cheryl brings more than 20 years of investing experience to a day spent exploring properties and possibilities. You'll drive neighborhoods together, investigate what catches her attention, and hear how she decides what deserves a closer look.

01

Spot the opportunity

Identify properties and situations worth investigating, and learn what catches Cheryl's attention, as well as what doesn't.

02

Follow the clues

Research what you find. Look at ownership and seller clues, and discuss when reaching out to a seller makes sense.

03

Think through the next move

Talk through repairs, numbers, possible strategies, and exits while Cheryl explains her thinking in real time.

Inside the investor's thought process

Turn “interesting property” into better questions.

  • What made this property stand out?
  • Is there a potential deal here?
  • What do we know, and what do we still need to find out?
  • Is it worth pursuing?
  • What's the next move?
What you can take into your next property search

A clearer way to decide
what deserves your time.

An interesting property can leave you with more questions than answers. This day is designed to help you work through those questions in a useful order, with Cheryl explaining her reasoning as you go.

01

Recognize clues with more purpose

Practice looking at neighborhoods and properties for signs worth investigating. Understand why a property catches Cheryl's attention, and why a promising first impression still needs research.

02

Know what to investigate next

Connect what you see in the field with ownership information, seller clues, repair questions, and numbers. Learn to separate what is known from what still needs to be verified.

03

Choose a more informed next step

Discuss whether to keep researching, consider an approach to a seller, or move on. The aim is to leave with a process you can practice in your own market, rather than another pile of ideas you don't know how to use.

You are coming to learn and practice an investor's decision process. A purchase, signed contract, income, or investment return is not promised. What you do with the learning will depend on your research, resources, decisions, and market conditions.

The experience, step by step

See the work behind a potential deal.

This is a small-group day in the field. You'll be able to ask why Cheryl noticed something, how she would investigate it, and what could change her mind. Here is the planned shape of the experience; the final route and timing will be shared with registrants.

  1. Get oriented with Cheryl

Start with the questions you want the day to help answer. Think about what you currently notice when you look for property and where you tend to get stuck.

  2. Explore neighborhoods and property clues

Drive neighborhoods together and look for situations that deserve a closer look. Cheryl will talk through what catches her eye and what it might mean, without treating every interesting property as a deal.

  3. Investigate the possibilities

Discuss ownership and seller clues, repair considerations, and the information needed to evaluate an opportunity. Follow the reasoning from a first observation to the next useful question.

  4. Talk through the numbers and possible approaches

Consider potential strategies, exits, and reasons to keep looking or pass. Ask how Cheryl would approach the next step and what she would need to verify first.

  5. Put the day into perspective

Use the conversations throughout the day, including lunch, to connect the examples to your own questions. Think through how you could apply the same observation and research habits at home.

Lunch is included. Properties and examples depend on what is available that day. Access inside properties, seller meetings, transportation arrangements, and a specific deal are not promised.

Is this your kind of learning?

Bring your questions.
Be ready to look closely.

This may suit you if you've learned about real estate but want to understand how the ideas connect in the field, or if you already look for deals and want to examine your process with an experienced investor.

You don't need to have a property lined up. Bring the questions you want to work through and a willingness to examine how you look for opportunities.

An honest fit matters

This isn't for you if...

You want someone to do it all for you

This is a day to participate, ask questions, and practice. It won't replace the research and follow-through you'll need to do yourself.

You aren't open to learning

You'll get more from the day if you're willing to listen, consider feedback, and follow Cheryl's guidance in the field.

You expect a guaranteed deal

This is education through real examples, not a promise of a property, contract, or profit. Come ready to learn the process and enjoy the work.

Where should we go
deal hunting next?

Want to learn alongside Cheryl closer to home? Tell us which city you would like to explore.

We use requests to see where interest is building. If there is enough demand and an opportunity to bring Deal Hunter to your area, we will email you with the details.

  1. Tell us your city. Include the state or province and country so we have the right place.
  2. Join the city interest list. We keep your request on file as future locations are considered.
  3. Hear when an opportunity arises. You can decide whether to register if an event is announced.

A request does not guarantee approval, an event, a date, or a reserved seat. Future locations depend on sufficient interest, scheduling, and Cheryl's availability. Submitting is free and does not register you for a field intensive.

A few details before you decide.

What will I learn?

You'll practice noticing property clues, thinking through research and repair questions, and considering possible strategies and next steps. Cheryl explains how she approaches those decisions while you're together in the field. The aim is better judgment you can continue to develop, not a promised deal or financial result.

Can I request a field intensive in my city?

Yes. Choose “Request my city” in the event dropdown or use the city-request form above. You will join the interest list for your preferred area. If there is enough demand and a suitable opportunity, we will email you. Requests do not guarantee approval, an event, a date, or a seat, and no payment is required.

How do I register?

Choose your event in the checkout below, add one guest if you wish, and complete your registration for that event. After successful payment, you will see a thank-you page and receive confirmation by email.

Can I bring someone with me?

Yes. Each primary registrant may add one optional guest at checkout. Leave the guest option unchecked if you are attending on your own.

What is included, and what is still being arranged?

The offer is a full-day field experience with Cheryl, small-group learning, and lunch. Exact start and finish times, the meeting point, and transportation details are still being arranged and will be provided to registrants. Ask Cheryl before making travel plans or assuming transport is included.

Is this a property tour or a promise that I'll buy a deal?

It is an educational field experience focused on identifying and evaluating possible opportunities. No purchase, contract, seller meeting, property access, income, or return is guaranteed.

I've already registered. What should I do?

Watch for your event confirmation and preparation messages. You do not need to register again. Email [email protected] if you need help with your booking.
